It covers everything from the style and condition of decorations to the number of dishes, including if any are damaged. Inventories are vital for both furnished and unfurnished properties. Having it done by an independent service ensures fairness and reassures both landlords and tenants in case of a disagreement.

An inventory report details the items and their condition in a property, including furniture, fixtures, doors, walls, ceilings, lights, and flooring. It is typically done at the beginning of a tenancy to record the state of these items. When signed by both the landlord and tenant, it becomes a legally binding part of the rental agreement.

Since 2009, all UK buildings for sale or rent must have an Energy Performance Certificate (EPC), which details energy use, costs, and potential improvements. An accredited Domestic Energy Assessor evaluates the building and assigns a rating. EPCs are essential for addressing climate change, primarily caused by fossil fuel use. Improving energy efficiency at home and work helps reduce carbon emissions. Originally focused on appliances, the system has expanded to buildings, guiding owners and buyers on energy performance and costs. Consequently, all homes involved in transactions require an EPC.

An EPC is legally required for buildings when constructed, sold, or rented, valid for three years upon sale. Sellers must provide a Home Information Pack with an EPC at no cost to buyers. Builders must supply an EPC for new properties. Landlords must provide an EPC to new tenants if renting after October 1, 2008; it is valid for 10 years and only needed for self-contained properties. Tenants must receive an EPC at no cost, but it’s not required when renting a room with shared facilities. Others can apply for an EPC to assess energy efficiency and consider improvements.
